How to understand your mortgage

The payment of an amortizing mortgage is constant, but its makeup changes: at the start most of what you pay is interest and very little principal; over the years it flips. That's why paying it down early in the first years saves the most interest.

This calculator gives you the monthly payment, the total interest you'll pay and the year-by-year table. Keep in mind it assumes a fixed rate and does not include insurance, fees or taxes, which are added separately.

How is the monthly payment calculated?
With the standard amortizing method: constant monthly payments where at the start you pay more interest and near the end more principal. The formula uses the loan amount, the monthly interest and the number of months.
Is the interest fixed or variable?
The calculator assumes a fixed rate for the whole life of the loan. If your mortgage is variable, the result is indicative, since the payment will change with the reference rate.
Does it include closing costs and taxes?
Yes. You enter the percentage of taxes and closing costs (transfer tax or VAT, notary, registration, agency…) and it is added to the home price; the mortgage is calculated on what you actually finance, that is price plus costs minus your down payment. Specific bank insurance or fees are not included.
How much do I need saved to buy?
As a reference, the down payment is usually around 20% of the price plus taxes and closing costs (another 10-12% roughly). The calculator shows you both amounts so you can see the total savings you need.
What is the amortization table?
The year-by-year breakdown of how much of your payments goes to interest, how much to principal and how much you have left to pay.
